The second stop in this neighborhood rotation is Stonegate, the established community between Parker and I-25, just south of E-470. The key thing to understand is that it isn’t one association with one set of amenities. Two metro districts serve it, and your address decides which facilities you use.

Where it is and how it’s laid out

Stonegate sits in northern Douglas County with a Parker address. A local guide from Parker Colorado Home Center places it just south of E-470, between Jordan Road and Chambers Road. The Stonegate North Villages district describes the same boundaries for its area and notes that it’s in unincorporated Douglas County, so don’t assume every Parker mailing address is inside the Town of Parker.

Apartment List describes a community of less than two square miles, with Lincoln Avenue splitting it into a north side and a south side. Most of the commercial development is along Lincoln on the south side, including a supermarket, coffee shops and professional buildings.

Homes

Neighborhoods.com dates homes here from 1987 to 2019, and Parker Colorado Home Center says most were built from the late 1980s through the 2000s. I couldn’t confirm the original builders from a source I opened today, so I’ll leave that out instead of guessing.

Neighborhoods.com shows condos, townhomes and single-family homes from 876 to 5,316 square feet, with 1 to 6 bedrooms. Parker Colorado Home Center describes the single-family streets as mostly two-story and ranch homes, often on cul-de-sacs, with many in the 1,800 to 3,500+ square foot range and attached two- or three-car garages.

Two districts, two pools

Stonegate Village Metropolitan District and Stonegate North Villages Metropolitan District (formerly called Lincoln Park) each run their own facilities. Parker Colorado Home Center notes that amenities and access depend on the district and the specific address.

The Stonegate South Pool is owned by Stonegate Village Metro District. It has an 8-lane lap pool, a 6-lane dive pool with a 6-foot slide, a zero-depth splash pool with a 15-foot slide, and a separate wading pool. It’s open only to district residents and their guests, with pool passes required and no outside memberships. The 2026 season ran from May 23 through September 7. The North Pool is a separate facility with its own registration.

Stonegate Village also lists tennis and pickleball courts, a basketball court, a gazebo, parks and community centers. North Villages lists playgrounds, tennis, a basketball court, a community center and pavilions.

Trails and open space

Parker Colorado Home Center cites more than 14 miles of walking and biking trails through greenbelts, with connections to the Cherry Creek Trail. Treat that mileage as approximate, since I didn’t find it on a district page. Apartment List puts public open space at about 100 acres. It says the Newlin Gulch Trail runs through the southern half and meets the Cherry Creek path, and the Centennial Trail runs along the far north end.

Getting around

Lincoln Avenue, Chambers Road, Jordan Road and Stonegate Parkway are the main local routes, and E-470 is right at the northern edge.

Students attend Douglas County School District schools. Attendance boundaries can change, so confirm the assigned schools for a specific address with the district.

Recent prices

Redfin puts Stonegate’s median sale price at $627,201 for the three months ending in September, down 2.5% from a year earlier. Price per square foot is $233, up 3.3%. Those figures cover every home type, so one median says little about a particular street.

Redfin reports an average of 21 days on market, compared with 36 last year, and 45 sales in September against 48 a year earlier. The typical sale closed at 99.4% of list price.

Other sources count differently. Parker Colorado Home Center’s market report, updated today, shows 30 sales over the last three months at an average of $645K, 99.0% of list price and 71 average days on market. The two clearly aren’t measuring the same set of homes, so read them as a range.

I represented the seller on two Stonegate sales, one in 2022 and one this past July.

What to know before you tour

  • Confirm the district first. Ask which metro district covers the address, then check pool passes, court reservations and any community center rules with that district.
  • Ask for the full cost of ownership. Metro districts are funded through property taxes, and association dues vary widely. Neighborhoods.com shows fees from $17 to $476 a month, with some billed quarterly.
  • Get an early insurance quote. Redfin’s climate panel, from First Street, rates wildfire risk for Stonegate as “Moderate.” That can affect premiums, so get a quote before your inspection period ends.
  • Walk the nearest trail. With the pool season over, it’s the best way to see how a street connects to the greenbelts.
