A cabin near a lake, a condo close to the lifts, a foothills home with room to breathe and a reasonable commute: mountain property is its own market. Chelsey has represented a buyer in Grand County and works with Front Range clients buying, selling and planning for mountain homes.

Mountain real estate runs on different rules than the suburbs: wells and septic systems, wildfire and insurance, winter access, and local short-term rental regulations can all shape what a property is worth and how you can use it.

Where people buy

Grand County offers lake and ranch country around Granby and Grand Lake, plus Winter Park and Fraser for skiing, roughly two hours from the south metro. Summit County packs Breckenridge, Keystone, Copper and Arapahoe Basin around Lake Dillon, with condos, townhomes and cabins at a wide range of prices. Closer in, Evergreen and Conifer offer year-round foothills living within commuting distance of Denver.

Rentals and rules

Short-term rental rules vary by county, town and HOA, and several mountain communities — including parts of Summit County — have capped or restricted new licenses in recent years. Before writing an offer, it pays to confirm what is allowed at that specific address, along with HOA dues, lodging taxes and property-management costs.

03

Due diligence

Mountain inspections go beyond the usual: well water quantity and quality, septic systems, radon, roof and snow-load condition, and access in winter. Wildfire risk affects both safety and insurance availability, so it is worth getting insurance quotes and reviewing mitigation early in the process.

04

Financing a second home

Lenders treat second homes and investment properties differently, with different down payments and rates depending on how the property will be used. A lender experienced with mountain property can walk through the options, and Compass has offices in Breckenridge, Aspen and other mountain towns for local market insight.
