The process

How a purchase comes together

  1. 01

    A planning conversation

Budget, timing, commute, must-haves and deal-breakers. Chelsey will also connect you with a lender for pre-approval if you don’t have one, so your offer is ready when the right house appears.

  2. 02

    A written buyer agreement

Since 2024, buyers sign a written agreement with their agent before touring homes. Chelsey will walk you through the Colorado form, including how her compensation works and what is negotiable.

  3. 03

The search — including what isn’t online yet

She sets up searches, watches for Compass Coming Soon and Private Exclusive listings, and books showings at the first available time. Expect honest notes on a home’s flaws as well as its potential.

  4. 04

    The offer

Colorado uses standardized contracts approved by the Real Estate Commission. Chelsey builds the price from recent comparable sales and structures terms — earnest money, deadlines, appraisal and inspection provisions — to be competitive without leaving you exposed.

  5. 05

    Inspection and due diligence

General inspection, plus the tests that matter on the Front Range: radon, a sewer-line scope, and a roof review after hail seasons. Chelsey can recommend inspectors and the contractors who can price any repairs quickly before your objection deadline.

  6. 06

    Appraisal, title and closing

She tracks every contract deadline with your lender and the title company, reviews HOA and metro-district documents with you, and stays on it through the final walkthrough.

Worth knowing

Front Range buying, specifically

Metro districts

Many newer neighborhoods in Douglas County and southeast Aurora were financed through metropolitan districts, which add a mill levy to the property-tax bill. Two similar homes a mile apart can carry very different annual costs — Chelsey pulls the numbers before you write an offer.

Radon and sewer lines

Radon levels across much of Colorado are elevated, and older clay or cast-iron sewer lines can be costly to replace. Both are inexpensive to test for and worth checking on almost every purchase.

Relocating?

Chelsey has helped buyers relocating from Phoenix, Austin and other cities, including a client buying sight-unseen. As a Military Relocation Professional she also works with buyers on PCS orders. Relocation details
