Yesterday’s post looked at Parker as a whole. Today is the first neighborhood spotlight, and I’m starting with Stroh Ranch, one of the established neighborhoods on the south side of town. It has a little of everything: condos, townhomes and single-family homes, all tied together by trails and a busy neighborhood rec center.
Where it is and how it’s laid out
Stroh Ranch sits in Parker’s 80134 ZIP code in Douglas County, along Stroh Road and about five minutes from Mainstreet by car, according to the Bandy Team. The Cherry Creek Trail runs through the middle of the neighborhood. Redfin’s list of nearby neighborhoods includes Clarke Farms, Hidden River, Anthology and Idyllwilde.
The neighborhood is a patchwork of smaller sections. Condo and townhome buildings sit near Stroh Road, and single-family streets curve out from there. On Trulia, 92% of the residents who answered say the streets have sidewalks, and 97% say parking is easy.
Homes
Homes here range from one-bedroom condos to large single-family homes with finished basements, so there’s a wide spread of sizes and prices. Most homes are resale. The neighborhood has had time to mature, and Trulia residents mention established trees and landscaping. I couldn’t confirm the original builders from a source I opened today, so I’ll leave that out instead of guessing.
The Stroh Ranch Community Association has a board, governing documents and architectural guidelines. Exterior paint palette binders are kept at the Creekside Rec Center for review. Professional Community Management Services manages the association, which is moving its website and owner portal to a new system. The association’s annual membership and budget ratification meetings are set for November 9, 2026, so this is a good week to ask about dues for 2027.
Amenities and trails
The centerpiece is the Creekside Rec Center. A 2016 neighborhood write-up from the Bandy Team lists an indoor pool, an outdoor pool, a kiddie pool, indoor racquetball, fitness equipment and classes, and tennis courts. Trulia lists Creekside Rec Center, Stroh Ranch Soccer Park and Anthology Park among the neighborhood’s fitness spots. Amenity details can change, so check the current hours, fees and guest rules with the association.
The Cherry Creek Trail is the other big draw. It runs north through Parker toward Cherry Creek State Park and, eventually, Denver. Smaller pocket parks and playgrounds are scattered between the streets.
Getting around
Groceries and everyday errands are close. Trulia lists a King Soopers, coffee shops and a handful of restaurants among nearby businesses. Mainstreet is a short drive away. For I-25, the Bandy Team points to Hess Road and RidgeGate Parkway. Like most of Parker, this is a driving neighborhood: 92% of the Trulia residents who answered say a car is needed.
Students attend Douglas County School District schools. Attendance boundaries can change, so confirm the assigned schools for a specific address with the district.
Recent prices
Redfin puts the median sale price in Stroh Ranch at $544,847 for the three months ending in September, down 0.94% from a year earlier. Price per square foot is $232, up 2.6%. Both figures cover every type of home. A quarter with more condo sales pulls the median down, and a quarter with more single-family sales pulls it up, so treat any one median loosely.
The pace has picked up. Redfin reports homes selling after an average of 32 days on market, compared with 52 last year. The typical sale closed at 99.2% of list price in September. Volume was lighter, with 20 sales in September against 31 a year earlier. Redfin rates the neighborhood 71 out of 100, or “very competitive.” It says the typical home sells for about 1% below list, and the most sought-after homes go pending in around 10 days.
I represented the seller on a Stroh Ranch sale earlier this year, so I’ve seen firsthand how quickly a well-prepared home here can go under contract.
What to know before you tour
- Ask for the full cost of ownership. Dues differ between condos, townhomes and single-family homes. Get the current HOA amounts and any metro district or special assessment details before you write an offer.
- Get an early insurance quote. Redfin’s climate panel, from First Street, rates wildfire risk for Stroh Ranch as “Major.” That can affect premiums, so get a quote before your inspection period ends.
- Walk the trail. Spend 20 minutes on the Cherry Creek Trail near the home you’re considering. It’s the best way to judge how a street connects to the rest of the neighborhood.
