Third in this neighborhood rotation is Idyllwilde, the hillside community on Parker’s east side built around a barn-style clubhouse called the Grand Hall. It’s also one of the places where you’ll see two names on the same streets, so let’s start there.

Where it is and what it’s called

Parker Colorado Home Center places Idyllwilde east of Parker Road, in the general area of Hilltop Road and Canterberry Parkway. The Osgood Team describes the same area, east of Parker Road off Canterberry Trail.

Both sources tie it to the Reata North name. Osgood calls Idyllwilde “also known as” Reata North, and Parker Colorado Home Center notes that searches often group the area as “Idyllwilde/Reata North.” In practice, check the legal subdivision name on any home you’re considering. Reata North will get its own spotlight later in this rotation.

The setting is the draw. The hills here give many homes long views, and both the Osgood Team and Mile High Homes and Land mention Pikes Peak to the south and Denver and the Front Range to the west and north.

When and by whom it was built

Construction began in the 2000s. Osgood says early 2000s and Mile High Homes and Land says mid-2000s, and both note that building continued in later years. Village Homes developed the community, according to Osgood, Parker Colorado Home Center and Colorado New Home Specialists.

Other builder names show up depending on the source. Osgood names Triton, Parker Colorado Home Center names Toll Brothers, and Colorado New Home Specialists mentions KB Home and Richmond American. I’d treat that as a sign that Idyllwilde was built in phases by several builders, so floor plans and finishes vary more than in a single-builder neighborhood.

Homes

Parker Colorado Home Center describes a mix of ranch, two-story and lower-maintenance patio-style homes. Mile High Homes and Land notes a western look, with split-rail fencing, warm colors and covered front porches. It also describes some maintenance-free homes with alley-load garages where front-yard landscaping and snow removal are included. That 2016 post puts above-grade sizes at just over 1,500 square feet to more than 4,000, with basements throughout.

Movoto lists an average home size of 3,376 square feet among its current figures.

The Grand Hall, pool and trails

The Grand Hall is the community clubhouse. Colorado New Home Specialists puts it at 7,800 square feet and lists billiards and a fitness center. Osgood adds a pool, a full kitchen and meeting rooms, and Mile High Homes and Land describes a fireplace and a big deck overlooking the pool. A coffee house sits right next to it.

Osgood says the association also covers tennis courts, trash and recycling pickup, common area maintenance and snow removal. Confirm current access, fees and what’s included with the association, since services can differ by home type.

Walking and biking paths wind through the neighborhood, with pocket parks along the way. Colorado New Home Specialists cites 300 acres of open space but elsewhere on the same page says 43% of the community is set aside as open space, so take the acreage as approximate. Osgood notes that Tallman Park, a Town of Parker park next to the neighborhood, has soccer and baseball fields, a picnic pavilion and a play structure.

Getting around

Hilltop Road and Canterberry Parkway are the main local connectors, and Parker Road is to the west for trips north toward E-470 and the Tech Center.

Idyllwilde is in the Douglas County School District. Attendance boundaries can change, so confirm the assigned schools for a specific address with the district.

Recent prices

Movoto shows a list price of about $811K in November, down 3% from a year earlier, with $223 per square foot (down 4%) and 12 homes for sale. Homes there have been on the market an average of 73 days. Movoto calls the $811K figure an average in one place and a median in another, and it reflects asking prices, not closed sales, so read it as a rough guide to where homes are being listed.

I’ve been part of six sales in the Idyllwilde/Reata North area since early 2025: three where I represented the buyer, two where I represented the seller and one where I represented both sides.

What to know before you tour

  • Check the subdivision name. With Idyllwilde and Reata North used together, confirm which association and covenants apply to the address.
  • Ask what the dues cover. Some homes include yard care and snow removal and others don’t, so get the association documents, budget and fee schedule early.
  • Stand on the lot. Views vary a lot from one street to the next on these hills. See the home at different times of day if the view matters to you.
  • Walk to the Grand Hall. It’s the best way to see how a street connects to the trails and pocket parks.
