Mondays on this blog are for a quick read on what’s for sale in Parker right now. This is the first one, so there’s no last week to compare with yet. Think of today’s numbers as the starting line. From next Monday on, I’ll show how each one moved.
All the listing counts below come from Redfin’s Parker search on the morning of November 2. They change throughout the day as homes are listed, go under contract or come off the market, so treat them as a snapshot, not an exact count.
What’s for sale
Redfin showed 892 homes for sale in Parker. Most are detached houses:
| Home type | For sale | Share |
|---|---|---|
| Houses | 669 | 75% |
| Condos and townhomes | 161 | 18% |
| Everything else (land, multifamily and other types) | 62 | 7% |
The “everything else” row is simply what’s left after the two filtered searches, so it’s a rough figure.
How fresh the listings are
Redfin sorts listings by how long they’ve been on its site, which is close to, but not quite the same as, days on market in the MLS.
| Time on Redfin | Homes | Share of all listings |
|---|---|---|
| Less than 7 days | 52 | 6% |
| Less than 30 days | 224 | 25% |
| More than 90 days | 339 | 38% |
That last row stands out. More than a third of the homes for sale in Parker have been listed for more than three months. That group may include new-construction homes and lots, which can stay listed for a long time. Even so, it’s a lot of homes that haven’t found a buyer yet.
Only 52 homes came on in the past week, about 6% of everything for sale. Next Monday’s count will show whether that pace is holding as we get closer to the holidays.
How it fits with recent sales
For context, Redfin’s most recent monthly numbers cover September. It counted 393 Parker sales that month, with homes selling in a median of 38 days at 98.7% of list price. So the typical home that sold took a little over a month. The 339 homes past 90 days have been listed well beyond that.
Rates eased a little
Freddie Mac’s 30-year fixed average was 7.24% for the week of October 29, down from 7.32% the week before. A year earlier it was 6.17%. A drop of less than a tenth of a point doesn’t change much for one buyer’s budget, but it’s moving in the right direction for buyers. I’ll turn the next reading into payments on Friday.
What it means
If you’re buying: You have a lot to choose from, and you can learn from how long a home has been listed. A home that’s been on the market for more than 90 days may have a seller who’s more open to talking about price, closing costs or a rate buydown. Ask your agent for its price history before you make an offer.
If you’re selling: You’re competing with 891 other listings, and 339 of them have been waiting for more than three months. The first few weeks on the market are when a listing gets the most attention, so price yours against recent sales of similar homes, not against other listings that haven’t sold yet.
